Launch Property Management, PBC, previously named GOCO, PBC ("Launch," "we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect, how we use it, when we share it, and the choices you have. It applies to this website, our text messaging program, and the leasing and property management services we provide.

Information you give us directly includes contact information, such as name, mailing address, email address, and mobile or landline phone number. It also includes inquiry and leasing information, such as the community or unit you are interested in, desired move-in date, household size, and messages you send us. It also includes application and residency information, such as information submitted on a rental application, lease documents, income and employment information, emergency contacts, vehicle and pet information, and identification you provide as part of the application process. It also includes payment information submitted through our resident portal or payment processor, maintenance and service request details, and employment application information if you apply for a job with us.

Information collected automatically when you use this website includes device and usage information, such as IP address, browser type, pages viewed, referring page, and time spent on the site, collected through cookies and similar technologies.

Information from third parties includes screening information from consumer reporting agencies and background screening providers, used only in connection with a rental application and handled in accordance with the Fair Credit Reporting Act and applicable law. It also includes information from listing services and advertising platforms when you submit an inquiry through them.

Section 2. How We Use Your Information

We use the information we collect to respond to your inquiries and schedule tours, to process rental applications and administer leases, to collect rent, process payments, and communicate about your account, to receive, dispatch, and follow up on maintenance requests, to send you the account, service, leasing, and coordination messages described in our Terms and Conditions, including by text message where you have consented, to operate, secure, and improve this website, and to comply with legal obligations, including fair housing, landlord-tenant, and consumer reporting requirements.

Section 3. Mobile Information and Text Messaging

We do not share or sell your mobile information, phone number, or text messaging consent to third parties or lead generators for any purpose.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories of information described in this policy exclude text messaging originator opt-in data and consent; that information will not be shared with any third parties.

Text messaging consent is used only to deliver the messages described in our Terms and Conditions. We use a licensed messaging service provider solely to transmit those messages on our behalf. That provider is contractually restricted from using your information for its own purposes and may not sell, rent, or share it.

Section 4. How We Share Information

We do not sell your personal information. We share information only as follows. We share it with service providers who perform functions on our behalf, such as property management software, payment processing, screening, maintenance dispatch, and messaging delivery, and these providers may use the information only to perform services for us. We share it with property owners and investors we manage for, in connection with the management of their property. We share it for legal and safety purposes, when required by law, subpoena, or court order, or to protect the rights, property, or safety of Launch, our residents, our staff, or the public. We may share it in connection with a merger, acquisition, or sale of assets, subject to this policy.

As stated in Section 3, mobile opt-in data and text messaging consent are excluded from all sharing described in this section and are never shared with third parties.

Section 5. Cookies and Analytics

This website uses cookies and similar technologies to operate the site, remember your preferences, and understand how the site is used. You can set your browser to refuse cookies, though some parts of the site may not function properly if you do. We do not respond to browser Do Not Track signals.

Section 6. Data Retention

You may opt out of text messages at any time by replying STOP. You may unsubscribe from marketing email using the link in the email. You may request access to, correction of, or deletion of personal information we hold about you by contacting us, and we will respond as required by applicable law, though some information must be retained to meet legal obligations or to administer an active lease. Residents of states with comprehensive privacy laws may have additional rights, and we will honor rights that apply to you.

This website is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.

This website may link to third-party sites, including listing services and our resident portal. We are not responsible for the privacy practices of those sites. Review their policies directly.
