These Terms and Conditions ("Terms") govern your use of this website and the services offered by Launch Property Management, PBC, previously named GOCO, PBC ("Launch," "we," "us," or "our"). By using this website, contacting us through it, submitting a form, or enrolling in our text messaging program, you agree to these Terms. If you do not agree, please do not use the site.
Section 1. Use of This Website
This website provides information about apartment communities and services managed by Launch Property Management. Availability, pricing, floor plans, specials, and community details are subject to change without notice and do not constitute an offer or a binding contract. A lease is created only by a written lease agreement signed by both you and Launch.
Launch is an Equal Housing Opportunity provider. We do business in accordance with the Fair Housing Act and all applicable federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class.
You agree not to use this website for any unlawful purpose, to interfere with its operation, to attempt to gain unauthorized access to any portion of it, or to collect information about other users.
Section 2. Text Messaging (SMS and MMS) Terms and Conditions
This section describes the Launch Property Management text messaging program (the "Program"). By opting in, you agree to the terms in this section.
Section 2.1 Program Description
Launch Property Management sends text messages to residents, applicants, prospective residents, vendors, and job applicants who have provided their mobile number and consented to receive them. Messages may include resident account and service messages, such as rent and balance reminders, payment confirmations, maintenance and work order updates, scheduled entry and inspection notices, lease renewal information, community notices, and emergency or utility interruption alerts. Messages may also include leasing and prospect messages, such as replies to inquiries about available units, tour scheduling and confirmations, and application status updates. Messages may also include staff, vendor, and applicant coordination messages, such as scheduling and dispatch information.
We do not send promotional or marketing text messages under this Program unless you have separately and affirmatively opted in to receive them. Consent to receive text messages is not a condition of renting from us, of applying for housing, or of purchasing any good or service.
Section 2.2 How You Opt In
You may consent to receive text messages from Launch Property Management by providing your mobile number and checking the consent box on a rental application, lease document, or resident portal enrollment form. You may also consent by providing your mobile number and checking the consent box on a contact or inquiry form on this website. You may also consent by texting a keyword such as START or JOIN to a Launch Property Management number.
Consent is given by the person who owns or is the authorized user of the mobile number provided. You must be at least 18 years old to enroll. If you provide a mobile number that is not yours, or if your mobile number changes or is reassigned, you agree to notify us promptly using the contact information in Section 2.8.
Section 2.3 Message Frequency
Message frequency varies based on your relationship with us and your account activity. You may receive up to approximately 10 messages per month, and more during periods of active leasing, maintenance, or emergency communication.
Section 2.4 Cost
Message and data rates may apply. Launch Property Management does not charge you for the messages we send, but your mobile carrier may charge you for messages sent or received, according to your plan. Contact your carrier for details about your plan.
Section 2.5 How to Opt Out
You may cancel at any time. Reply STOP to any message from us to opt out of the Program. After you send STOP, we will send one final message confirming that you have been unsubscribed, and you will receive no further text messages from that program unless you opt in again. You may also opt out by contacting us using the information in Section 2.8.
Section 2.6 How to Get Help
Reply HELP to any message from us for assistance, or contact us using the information in Section 2.8.
Section 2.7 Carrier Liability and Delivery
Delivery of text messages is subject to effective transmission by your mobile carrier and is not guaranteed. Mobile carriers are not liable for delayed or undelivered messages. Launch Property Management is not responsible for messages that are delayed, undelivered, or misdirected due to carrier issues, network conditions, device settings, or an incorrect mobile number.
Do not rely on text messages for emergencies. In an emergency, call 911. For maintenance emergencies, call your community's phone number.

Section 2.9 Privacy
We do not share or sell your mobile information or your text messaging consent to third parties or lead generators. See our Privacy Policy for details on how we collect, use, and protect your information.
Section 3. Resident Portal and Online Payments
Access to the resident portal and online payment services is provided through third-party software. Your use of those services is also subject to the terms and privacy policies of the applicable provider. You are responsible for keeping your login credentials confidential and for all activity under your account. Payment processing fees, timing, and return item charges are governed by your lease and the payment provider's terms.
Section 4. Intellectual Property
The content on this website, including text, images, logos, graphics, and design, is owned by Launch Property Management or its licensors and is protected by applicable law. You may view and print pages for your personal, non-commercial use. You may not copy, reproduce, republish, distribute, or create derivative works from this website without our prior written permission.
Section 5. Third-Party Links
This website may link to websites operated by third parties. We provide those links for convenience only. We do not control and are not responsible for the content, accuracy, or practices of any third-party website.
Section 6. Disclaimer of Warranties
This website and its content are provided on an "as is" and "as available" basis, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the website will be uninterrupted, secure, or error free, or that the information on it is complete or current.
Section 7. Limitation of Liability
To the fullest extent permitted by law, Launch Property Management and its officers, directors, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of this website or the text messaging program, even if we have been advised of the possibility of such damages. Nothing in these Terms limits any right or remedy that cannot be limited under applicable law, and nothing here limits our obligations under your lease or under applicable landlord-tenant law.
Section 8. Indemnification
You agree to indemnify and hold harmless Launch Property Management from any claim, demand, loss, or expense, including reasonable attorneys' fees, arising out of your misuse of this website or your violation of these Terms.
Section 9. Governing Law
These Terms are governed by the laws of the Commonwealth of Kentucky, without regard to its conflict of laws rules. Any dispute arising under these Terms will be brought in the state or federal courts located in Jefferson County, Kentucky, except where applicable law requires otherwise or where your lease provides a different venue for lease disputes.
Section 10. Changes to These Terms
We may update these Terms from time to time. The date at the top of this page reflects the most recent revision. Material changes to the text messaging program will be posted here, and your continued participation after a change means you accept the revised Terms.
